The Law

What Is SB 326?

SB 326 is California's balcony inspection law for common interest developments — condominiums and HOA communities. Like SB 721, it targets exterior elevated elements supported by wood, requiring inspection and repair to keep residents safe.

The first inspection deadline for HOAs was January 1, 2025, with re-inspection required every nine years. Boards that haven't acted face liability and insurance exposure.

Who

Who SB 326 Applies To

SB 326 covers condominium associations and other common interest developments governed under the Davis-Stirling Act. The HOA — not individual owners — is generally responsible for inspecting and repairing the load-bearing, waterproofed components of balconies, decks and walkways.

What We Repair for HOAs

Why It Matters

Waterproofing Protects Your Reserves

For an HOA, deferred waterproofing is expensive. Water that gets past a failing membrane rots framing and turns a coating job into a structural rebuild. Keeping membranes intact through the nine-year cycle protects both residents and the association's reserve fund.
